How to Estimate a Mortgage Payment Before House Hunting
Start with the monthly payment you can keep after taxes, insurance, repairs, savings, and normal living costs.
Before touring houses, decide what monthly payment would still leave room for repairs, insurance, taxes, and savings. A lender approval number can be useful, but it is not the same as a comfortable household budget.
Use the loan payment calculator to test the price, down payment, rate, and term together. Then compare the total interest with a 15 vs 30 year comparison so the lower payment does not hide a much higher lifetime cost.
Run at least two interest-rate cases and keep property tax and insurance outside a loan-only estimate. This gives you a cleaner number before you start comparing homes.
